POLARIS RANGER UTV INCLUDED One of Rocky Top Ridge's most popular features is access to our Polaris Ranger UTV. The UTV makes it easy to explore the property and travel between the cabin and lake area. -Seats 4 passengers -Seat belts for all riders -Protective enclosure panels -Roll bars -Cargo space for coolers, towels, and gear Please review property notes for UTV requirements and usage details. IMPORTANT ACCESS INFORMATION The lake is approximately 0.4 miles from the cabin. The primary gravel trail requires AWD or 4WD. Guests may use their own qualifying vehicle or the provided Polaris Ranger UTV. SEASONAL LAKE INFORMATION -Watts Bar Lake operates on seasonal water levels managed by TVA. -May through October typically offers full water access for swimming, paddling, fishing, and boating. November through April may feature reduced water levels near residential docks. -Even during low-water months, guests enjoy beautiful lake views, shoreline exploration, fishing, sunsets, and waterfront gatherings. BOATING -TN National Marina is directly across the water from us and they offer an array of boat rental options. -Our guests who wish to bring their own boat are welcome to tie to our dock; please contact owner for further information -Contact Owner for inquiries regarding potential rental of pontoon boat (separate agreement & fees, NOT included with booking). Other Details to Note

-Watts Bar Lake is at full-pool May through October (lower during droughts). Water is reduced by the TVA to low-pool November though April, so that boating is restricted to the deepwater middle, and shore docks become shallow to dry, making boating and water-centric activities from our dock unavailable during those low-pool months. Access to our lake haven area remains open, however, and the waterfront views and sunsets are amazing year-round! In fact, wintertime offers the best lake views from the cabin! -Part of the RockyTop Ridge period log cabin’s charm comes from its age and unique design! Because it’s been lovingly renovated, you may notice a few “quirks” that we think add to its personality: •Newly refinished wood floors & stairs can be a little slippery—please take your time, especially in socks. Owner has provided complimentary no-slip footies for guest convenience. •Ceilings upstairs slope with the A-frame roof, so mind your head in the kid’s loft & a few cozy corners. •The original log cabin didn’t allow for addition of full hvac ductwork upstairs, so an added window unit helps keep things nice & comfortable in bedroom 2 in the warmer months. All rooms feature fans so guests can always stay perfectly cool! -Fido Friendly: We welcome up to 2 sweet pups (see Property Info for all the thoughtful pet features provided), but for everyone’s safety & wellbeing (including the owner’s pets), we require all dogs to be kept on-leash at all times at the property. Dogs are not allowed on furniture or beds. -Recreational Adventure: If you don’t have a 4WD/AWD vehicle but want to access our lake haven area, our 4WD Polaris Ranger multi-passenger ATV is available for our guests, included in your stay at no extra cost, under these conditions: -we require a signed liability waiver (see full waiver information below). -must provide copy of valid driver’s license of any ATV driver(s), who must be 21 or older. -we require a $300 refundable deposit in case of damage. -ATV must stay on designated property trails. -We reserve the right to not provide access to the Polaris Ranger ATV if proper documentation and security deposit are not provided, and to revoke access if operating rules are not followed. Polaris Ranger ATV Waiver: NO WARRANTY-INHERENTLY DANGEROUS ACTIVITY-NO INSURANCE PROVIDED MK Meese Properties LLC and Jon Eddleman (herein referred to as “Owner” make NO WARRANTY of any kind, nature, or description, express or implied, as to the quality and manufacture, safety, drivability, or fitness for any particular purpose of any vehicle or equipment covered by this agreement. I (We), the undersigned, accept any vehicle or other equipment provided by Owner in its "as is" condition with all faults. I (We) hereby acknowledge that riding the Polaris Ranger with other like vehicles and riders is a dangerous activity, with a high risk of serious bodily injury or death to others or oneself. The Owner strongly urges any renter and other riders to have medical insurance prior to engaging in these activities. Owner does not provide medical insurance and advises that serious injuries can be financially devastating. I (We) personally accept all risks and liabilities if these activities. It has been explained to me (us) and I (We) understand that by executing this document I (We) am giving up important legal rights. it is my (our) further intention to give up those rights and in good faith to relieve and release Owner of any duty legally owed to me in relation to the conduct of these activities. TERMS AND CONDITIONS: 1. LIMITATION OF USE AND RESPONSIBILITY FOR LOSS OR DAMAGE. I agree that only the person signing or otherwise identified in this Agreement will operate the rented Polaris Ranger. Riders under the age of 18 years must provide a written consent from a parent or legal guardian. Should any undersigned person, any minor child under my control or any other person with permission of any undersigned operate any above referenced vehicle or equipment in such a manner or fail to exercise adequate care of the same so as to result in theft, loss of or damage to such vehicle or equipment, I agree to be personally liable and financially responsible for all loss of and damage caused to any Polaris Ranger, other vehicle or equipment covered by this agreement, regardless of whether or not I have forfeited a damage deposit. I AGREE TO PAY FOR ALL SUCH LOSS OR DAMAGE. I also agree to pay for the loss of use of the Polaris Ranger covered by this agreement damaged by myself or other riders, at therate of $100/day from the date of damage until repaired and replaced in rental service, not to exceed 45 days. l hereby authorize Owner to charge my credit card account provided as part of this transaction for all additional rental, damage, and loss of use charges I may incur under the terms of agreement. 2. ASSUMPTION OF RISK. I expressly and voluntarily assume all risk and liability for the loss or damage to any Polaris Ranger or other equipment obtained from Owner for the death or injury to any person or property and for all other risks and liabilities arising from the use, condition, and possession of the above identified Polaris Ranger and/or equipment received or obtained from Owner. I am aware that the use of vehicles and equipment obtained from Owner involves many inherent risks, dangers and hazards, including but not limited to: exposed rock, earth, ice or other natural objects; trees, tree wells, tree stumps, forest deadfall; holes and depressions on or beneath the surface; variable and difficult weather conditions; changes or variations in the terrain which may create blind spots or areas of reduced visibility; streams and creeks; cliffs; crevasses; travel on back-country roads; road-banks and cut-banks: impact or collision with other vehicles, becoming lost or separated from other participants; mechanical failure of the Polaris Ranger; extreme and rapidly changing weather conditions; encounter with wildlife including deer, big cats, or any wild or domestic animal. 3. WAIVER AND RELEASE OF CLAIMS. I, the undersigned. on behalf of myself, my spouse (if any), my child, any minor for whom I am the guardian, my heirs, and successors in interest, now and forever waive, release and discharge Owner., its shareholders, directors, officers, employees. agents, successors and assigns from all claims, demands, losses, expenses, damages. liabilities, action. causes of action of any nature, including but not limited to personal injury, wrongful death, and property damage. that in any manner arise from or relate to the rental, use and/or operation, condition, or possession of the above referenced Polaris Ranger received and/or obtained from Owner. This waiver and release extend to and includes all claims, liabilities, injuries, damages, and causes of action that the parties do not presently anticipate, know of, or suspect to exist, but that may develop, accrue, or be discovered in the future. I represent and warrant that I have considered the possibility that claims, liabilities, injuries. Damages and causes of action may develop, accrue or be discovered in the future, and I voluntarily assume that risk as part of this agreement. 4. COVENANT NOT TO SUE. I agree and covenant on behalf of myself, my children, and any minor for whom I am the guardian, I will never directly or indirectly institute any legal, equitable, administrative, or other action, complaint, or proceeding against Owner. or any shareholder, director, officer, employee, agent, successor or assign thereof, or in any manner assert any further claim or demand against Owner and its shareholders, directors, officers, employee's, agents, successors and assigns thereof, arising from or pertaining to the condition, possession, use and/or operation of the above referenced Polaris Ranger or any other vehicle or equipment received and/or obtained from Owner. Rocky Top Ridge Cabin & Wooded Retreat with Lake & Private Dock Access: unprecedented amenities inside and out, provide guests with virtually endless opportunities for peaceful relaxation or spirited outdoor enjoyment. Guests have access to & use of the whole cabin, as well as the surrounding 14+ acre private wooded property, including our gorgeous lakefront haven area with expansive covered dock and peaceful waterfront pavilion, located a short distance from the cabin. -The lake is a short jaunt (.4 mi) from the cabin, accessible by 4WD/AWD or by foot via meticulously maintained property trails. Guests are welcome to use our 4WD Polaris Ranger multi-passenger UTV (see full information on access/use in "Other Details to Note" below). -Make a splash with our lakeside amenities, including access to multiple paddle boards, kayaks, and kayak launch (paddles & safety vests provided). We also have several fishing poles for our guests. -Relax, unwind, gather, and take in the phenomenal sunsets from our incredible lakeside pavilion, featuring comfortable dining for 6+ guests and a gas Blackstone grill (another notable plus: we have a giant overhead lighted fan to keep the breezes flowing & bugs at bay). -S’Mores anyone? Guests are also welcome to use the lakeside fire pit year-round!* The toasting sticks are ready for your marshmallows! -Another fabulous feature to our lake haven area is a beautiful camping area overlooking the water. Guests are welcome to bring their own camping gear and use this space during their stay. -Have an amazing time exploring the whole beautiful, secluded 14+ wooded acres! The property features a series of neatly-maintained trails, great exercise on foot or accessible via our guest UTV! -A great feature of the cabin is the ginormous front porch, providing idyllic lake-glimmering treetop views, perfect for peaceful morning coffee sipping or relaxing with the whole family, with ample seating and overhead fans for added comfort. The huge back covered deck is another private getaway spot, featuring dining space for 6. Guests are welcome to use the propane grill + grilling utensils provided. -Have a rousing game of cornhole with our Rocky Top Ridge cornhole set accessed on the back deck.
